Commercial Automotive Floor Restoration in Kissimmee, FL

A six-day restoration turned a heavily used, contaminated concrete floor into a uniform Safety Red surface for a commercial automotive service facility.

A former automotive repair shop in Kissimmee was being renovated into an oil-change service facility. After years of vehicle service, roughly 2,700 square feet of concrete showed extensive grease and oil contamination, cracks, holes, and deteriorated patches. The floor needed more than a fresh color: residue had to be removed and damaged areas addressed before a new resinous coating system could be installed.

Several service bays, recessed maintenance pits, and floor penetrations added detail to an already demanding preparation job. The renovation required a clean, consistently prepared surface across the work area, with careful coating work around each pit and opening. A simple application over contaminated or uneven concrete would not address the conditions left by years of automotive use.

We began with commercial epoxy flooring services and an intensive degreasing process. Using commercial degreasing agents and pressure-washing equipment, we worked to remove accumulated grease, oil residue, and surface contamination. The concrete then dried for approximately two days before we mechanically ground the floor with industrial diamond equipment. That sequence allowed our team to complete the cleaning, drying, and surface preparation required before repairs and coatings began.

After grinding, we repaired cracks, holes, and other damaged concrete areas with crack and patching materials. Our team planned the coating work around the facility’s multiple bays, recessed maintenance pits, and floor penetrations, maintaining attention to those transitions throughout the installation. The goal was a repaired, properly prepared substrate across the full service area, rather than a coating placed over visible concrete problems.

Once the surface work was complete, we installed two coats of solid-color epoxy followed by a polyaspartic finish in Safety Red. The glossy industrial finish created a continuous appearance across approximately 2,700 square feet and complemented the facility’s renovation. Our team completed the cleaning, drying, repairs, mechanical preparation, and coating installation in six days.

Before installation, the original slab showed discolored areas, old patches, cracks, and visible wear from prolonged automotive use. The first three submitted project photos show the exposed concrete and its uneven, repaired areas. The remaining photos show the completed Safety Red finish across the work bays and around the recessed service pits.

After preparation and concrete repairs, the two-coat epoxy and polyaspartic system delivered a uniform red surface that replaced the worn concrete appearance. The glossy floor gives the renovated service area a more cohesive, finished look while preserving the service-pit openings and other access points needed for daily work. The commercial floor coating system made the change from damaged concrete to a finished industrial surface clear across the facility.
